How We Work
A clear path from risk to compliance
Every facility is different — different water systems, different risk profiles, different regulatory requirements. That's why WMA doesn't apply a one-size-fits-all solution. Our proven process starts with listening, then builds a plan tailored specifically to your building and your team.
From the first site walkthrough to ongoing monitoring and annual plan reviews, we stay with you every step of the way. Our goal isn't just to hand you a document — it's to make sure your facility is genuinely safer and your team feels confident managing water quality.
The Process
Six steps to safer water
Facility Assessment
We begin with a comprehensive on-site walkthrough of your water systems — domestic hot and cold water, cooling towers, decorative fountains, and any other potential Legionella amplifiers. We document system conditions, identify risk areas, and review existing maintenance records.
Typically completed in one site visit. We provide a written summary of findings within 5 business days.
Risk Analysis
Using our assessment findings, we conduct a thorough risk analysis aligned with ASHRAE 188 and CDC guidelines. We evaluate water temperature ranges, stagnation points, disinfectant residuals, and population vulnerability to prioritize the highest-risk areas in your facility.
Risk scoring is documented and used to drive the Water Management Plan priorities.
Water Management Plan Development
We write a customized, facility-specific Water Management Plan (WMP) that meets ASHRAE 188, CMS, and applicable state regulatory requirements. The plan includes control measures, monitoring schedules, corrective actions, and clearly assigned responsibilities for your team.
Plans are written in plain language so your staff can actually use them — not just file them away.
Team Training
A great plan only works if your team understands it. We provide on-site or virtual training for facility managers, maintenance staff, and water management team members — covering Legionella basics, their specific roles in the WMP, and how to respond to out-of-range results.
Training documentation and sign-off records are provided for your compliance files.
Legionella Testing
We coordinate and oversee Legionella culture testing at the locations and frequencies specified in your WMP. We work with accredited laboratories, handle sample logistics, and interpret results — so you're never left trying to figure out what a positive result means on your own.
We provide written interpretation of all results and recommend corrective actions when needed.
Ongoing Monitoring & Annual Review
Water management is not a one-time event. We offer ongoing support — reviewing monitoring logs, answering questions as they arise, and conducting annual WMP reviews to keep your plan current with any system changes, regulatory updates, or new guidance.
Annual reviews ensure your plan stays accurate and your team stays compliant year after year.
